October 29, 2025 Public Hearing Notice- Land Development Code

The Marana Planning Commission will hold a public hearing on October 29, 2025 at or after 6:00 p.m. at the Ed Honea Marana Municipal Complex located at 11555 W. Civic Center Drive, Marana, Arizona, to consider amending the Marana Land Development Code.

The proposed amendments would add a new section to the Town Code, section 17-6-15 Middle Housing, that will provide standards for developing middle housing projects in compliance with the newly-adopted provisions in Arizona Revised Statutes (A.R.S.) §9‑462.13.

The proposed amendment would revise Marana Town Code (MTC) Chapter 17-6 “General and Miscellaneous Development Regulations” to add new section 17-6-15 (Middle housing) establishing development regulations for townhouses, duplexes, triplexes, and fourplexes in specific areas. The new section 17-6-15 would establish middle housing as a permitted use on (1) any lot zoned for single-family residential use located within one mile of the Town’s downtown overlay (DO) district, and (2) on at least 20% of any new development of more than ten contiguous acres, provided that the Town determines that adequate existing public water and sewer services and adequate urban services are available and that the application complies with the Town’s building codes, fire codes, and public health and safety regulations. This amendment would become effective on January 1, 2026.
